Rent Went Up But So Did the Freebies (June Rent Report)
Zillow's June 2026 Rent Report found that the typical U.S. asking rent reached $1,965, up 2.2% year over year and 0.4% from May, as an increase in apartment construction continues to moderate rent growth. Renters are also benefiting from greater competition among landlords, with 39.7% of rental listings offering concessions such as free rent, waived fees or free parking—the highest share in recent years. Zillow notes that expanding housing supply is giving renters more choices while helping keep rent increases in check.
The findings suggest rental conditions are becoming more favorable for consumers, even as affordability remains a concern. Property managers, apartment communities, homebuilders, mortgage lenders, moving companies and home furnishing retailers have an opportunity to reach renters who now have more flexibility, negotiating power and housing options.
