July 2026 Monthly Housing Trends: List Prices Fall as Homes Sell Faster



Realtor.com's July Housing Report shows the housing market continuing to rebalance as median list prices declined 2.4% year over year for the ninth consecutive month, while pending home sales increased 1.3%, marking the eighth straight month of annual growth. Homes sold slightly faster than a year ago, but 20% of listings included a price reduction, signaling that sellers are becoming more willing to adjust pricing as inventory stabilizes and buyers remain price conscious. The report suggests the market is experiencing a seasonal slowdown rather than a sharp decline, though rising mortgage rates and inflation could influence activity in the months ahead.

The findings indicate that buyers are gaining more negotiating power, but affordability remains a key factor in purchasing decisions. Real estate professionals, mortgage lenders, home improvement retailers, furniture stores, financial institutions and other housing-related businesses have opportunities to reach consumers with messages focused on value, financing solutions and long-term homeownership benefits as the market continues to normalize.
