The ‘Silver Tsunami’ Could Solve The Inventory Problem—And Create A Demand Problem



A major generational housing shift is approaching as baby boomers and the Silent Generation age. Realtor.com estimates that 13.9 million homes currently occupied by these generations will be released from older owner-occupancy between 2026 and 2036, 74% more than during the previous decade. But the added inventory may not solve affordability challenges: nearly three-quarters of the homes expected to be released have three or four bedrooms, while the supply of smaller starter homes will remain relatively tight.

The shift could create opportunities across several categories as older homeowners move, downsize or transfer properties and younger buyers enter the market. Sellers can approach real estate agents, senior living communities, estate planning attorneys, moving companies, storage facilities, home improvement contractors, mortgage lenders, banks and credit unions, home inspectors and furniture retailers with messages addressing both sides of this significant housing transition.
